Our goal at TSAFS is to remove the uncertainty and overwhelm from the student housing experience. We believe every student deserves safe, comfortable accommodation they can afford – without spending months searching for it. We act as your personal accommodation advisors, advocating for your best interests and guiding you through every step of the rental process.
We take care of the entire accommodation search for you — from finding suitable properties based on your needs to negotiating with letting agents or landlords, arranging viewings, and supporting you through the tenancy process. You tell us what you need, and we handle the rest.
There’s a one-off joining fee of £599 for one person or £899 for two sharing, which covers the full end-to-end service. No hidden costs, no ongoing charges.
No problem! We offer virtual viewings and property previews where our team will visit on your behalf and share videos, detailed feedback, and honest advice — so you can make informed decisions remotely.

We’re still here for you. From tenancy advice to dealing with maintenance issues or landlord communication, our team remains available for support throughout your stay.
It’s best to sign up as early as possible — ideally a few months before your desired move-in date. This gives us time to find the best properties before they’re snapped up, especially during peak student season.
Can I choose what type of accommodation I want?
Yes! Whether you're looking for a studio, a shared flat, or a private room in a student house, we tailor our search to your exact preferences — including budget, location, and amenities.
Absolutely. Many of our clients are international students. We offer remote support, virtual tours, and can help with things like understanding tenancy agreements, deposits, and settling into a new city.
What if I change my mind after signing up?
We understand things change. While the joining fee is non-refundable once the search has begun, we’re happy to discuss your situation and see how we can help or pause your search if needed.
While we can’t guarantee a specific property, we are committed to working with you until a suitable accommodation is secured. We only take on clients we’re confident we can help — and we’ll keep searching until we do.
