TSAFS – Student Accommodation Finder Service

1. Introduction

Welcome to TSAFS. These Terms of Service outline the agreement between you (“the Client”) and TSAFS (“we,” “us,” or “our”) regarding the use of our student accommodation finder service. By subscribing to our service, you agree to these terms. Please read them carefully.

2. Service Overview

TSAFS provides a student accommodation search and negotiation service, helping Clients secure rental properties by liaising with letting agents and landlords. Our service includes property sourcing, negotiation, and guidance throughout the rental process.

3. Eligibility

To use our service, you must:

Be at least 18 years old or have parental consent. Be a student or seeking accommodation as a student. Provide accurate and complete information during the sign-up process.

4. Service Fee and Payment

The joining fee for TSAFS is £599 per subscription or £899 for two Students sharing a property. Payment is required in full before service commencement. The fee covers our service for a specified period (as detailed upon sign-up). The fee is non-refundable unless otherwise stated in our refund policy.

5. Service Limitations

TSAFS does not guarantee the availability of accommodation. We facilitate negotiations but do not own, manage, or lease properties. Clients are responsible for reviewing tenancy agreements before signing. The final decision on rental approval rests with the landlord or letting agent.

6. Client Responsibilities

Provide accurate personal and financial details for property applications. Respond to communications in a timely manner to facilitate property searches. Comply with all legal and contractual obligations related to tenancy agreements.

7. Cancellations and Refunds

If a Client cancels within 14 days of payment and before work has commenced, a full refund may be granted. If we have already begun sourcing properties, refunds may be partial or unavailable. Refund requests must be submitted in writing to our support team.

8. Liability and Disclaimers

TSAFS acts as a facilitator and is not responsible for property conditions, tenancy disputes, or landlord/agent actions. We do not provide legal advice—Clients should seek independent legal guidance on tenancy matters. We shall not be liable for any loss, costs, or damages arising from property searches or tenancy agreements.

9. Privacy and Data Protection

We collect and store personal data in accordance with GDPR regulations. Your information will only be shared with landlords, agents, or relevant third parties necessary for securing accommodation. Full details are available in our Privacy Policy.

10. Termination

We reserve the right to terminate service if a Client:

Provides false information. Fails to cooperate in the property search process. Engages in abusive or inappropriate behaviour towards our team or third parties.

11. Amendments to Terms

TSAFS reserves the right to update these Terms of Service at any time. Clients will be notified of significant changes.

12. Governing Law

These Terms of Service are governed by the laws of the Scotland. Any disputes shall be subject to the jurisdiction of the Scottish Courts.
